On the ground

Sawgrass Country Club runs from the dune line back across the lagoons, and where a particular home sits in that band changes what fails in its kitchen.

Front row means front row

The oceanfront and near-oceanfront properties here get salt with nothing between them and it. Not the general coastal haze that reaches four miles inland — the direct article, carried on an onshore breeze that blows most afternoons.

What that does to a kitchen is specific. Stainless that gets wiped stays fine. Stainless that does not get wiped — the underside of a handle, the return behind a bullnose, the trim seam at the base of a range — begins to pit. Pitting is not cosmetic damage that has gone too far; it is the same process from the first day, just visible later.

Hood blowers on this row go first and go fastest. An internal blower in a cabinet, cooling down each evening into damp salted air, is being asked to do something it was not designed for.

Lagoon-side is a different microclimate

Homes set back across the lagoons get materially less direct salt and slightly more still air. The blower problem eases. What does not change at all is the carpentry the appliances sit in, which in this community is the other half of every job.

The kitchens are older than the appliances

A large share of this community was built in the 1970s and 1980s, and a large share of the kitchens are villa-scale rather than the wide-open plans built later. That produces a recognisable set of jobs:

  • Cutouts sized for a narrower original unit, so the replacement sits with less side clearance than the installation instructions want.
  • Ducting that was run once, decades ago, on the shortest available path — which in a villa often means a long horizontal run to an exterior wall with more elbows than anyone would choose today.
  • Cabinets above the cooking surface that were built to a different depth, so a modern hood sits either too high to capture properly or too low for the clearance rule.

We measure before we quote anything that depends on the opening. In a thirty-year-old villa kitchen it is never safe to assume the hole matches the spec sheet.

The duct run decides how long a blower lasts

A hood is rated for a certain airflow against a certain resistance, and a villa duct run built for the shortest available path is usually working against more resistance than the rating assumed. Every foot of horizontal run and every elbow costs airflow, and what the motor cannot deliver it makes up for by working harder for longer.

So when a hood “runs but does not pull”, the motor is not automatically the answer. We check the wall cap first — dampers on this row corrode, stick part open or get blocked entirely — then the run itself for a crushed flexible section or a transition that steps down where it should not, then the wheel and housing for the grease crust that changes the blade profile, and only then the motor and the speed control.

Getting that order right matters more here than it does inland, because replacing a motor into an undersized duct run buys you a quieter version of the same complaint and a second motor a few years later.

Outdoor kitchens

There are a lot of built-in grills in this community, and on this row they live fully exposed. Igniter electrodes and their ceramic insulators, valve stems and burner tubes are the parts that go, and the cause is corrosion rather than use. A grill used ten times a year within sight of the dune line will still need an igniter service before a grill used weekly four miles inland.

Storms, and what they do to controls

The county sees roughly sixty-eight thunderstorm days a year, and the summer afternoon cell is a fixture here rather than an event. Kitchen control boards rarely fail from cooking. They fail from an accumulation of brief supply disturbances, none of which did anything noticeable on its own. If an oven or a hood went dark on a particular afternoon, tell us which one — it shortens the diagnosis considerably.

  • The fan rattled every time the door was opened. He found the rear panel screws slack and the fan hub cracked, fitted a new hub and torqued the panel down properly. The whole thing is quiet again.
