The Plantation

The Plantation is a small, gated community close to the ocean off Ponte Vedra Boulevard. Small matters here: it means most of the houses share the same exposure, so the failures repeat from address to address in a way they do not in a community that runs miles inland.

Salt, undiluted

An onshore breeze most afternoons carries salt aerosol straight into these properties with nothing to strip it out. That produces three kinds of call.

Blowers. A hood pulls that air through its own housing for the whole life of the appliance. Salt lands in grease on the squirrel cage, the crust builds unevenly, and the imbalance loads a bearing that was specified for none. The sequence is a rumble at low speed, a rattle on spin-down, a rising whine, then nothing. Catching it at the rumble is a cleaning job; catching it at the whine is a motor.

Electrical parts next to gas. Salt does not attack a gas train. It attacks the spark electrodes, the ceramic insulators and the harness terminals bolted alongside it. Houses here go through igniter components faster than houses a few miles west with identical equipment.

Stainless in the places nobody wipes. Behind handles, under bullnose trim, along the base seam of a range. The visible pitting starts long after the process does.

Outdoor kitchens do most of the failing

There are a lot of built-in grills in The Plantation and they live fully exposed, which is why outdoor work is a larger share of our jobs here than anywhere else we go in 32082.

The failure is corrosion, not wear. Electrode brackets move as they corrode and change the spark gap. Ceramic insulators crack and let the spark track to the nearest metal instead of jumping where the gas is. Burner tubes corrode from the inside and flame weakly at the far end. Crossover channels between burners close up, so the grill lights burner by burner but will not carry across. Valve stems go gritty, and forcing a gritty stem is how stems shear.

A covered lanai does not change any of this. Air moves through a covered outdoor kitchen almost as freely as across an open patio. What a roof genuinely helps with is rain landing directly in a control cutout.

Storm season, and the delay before it shows

St. Johns County sees on the order of sixty-eight thunderstorm days a year, and between June and September the afternoon cell is a schedule rather than an event. Very little of the damage we see from it is dramatic. It is the accumulation of brief sags and transients, none of which did anything measurable on the day it happened.

The named storms matter for a different reason. Matthew in 2016 and Irma in 2017 both left parts of this county without power for days, and what follows a long outage is not a clean restart — supply comes back unevenly and everything in the house is energised at once. Control boards in cooking appliances are more exposed to that than most electronics in the house, because they run hot and they sit energised around the clock whether or not anybody is cooking.

The practical consequence is a delay. A board that took a hit in September can behave normally for weeks and then fail in a way that looks unrelated: a display that resets itself, a fan that ignores one speed setting, an oven that reboots part way through a bake. If the equipment here has been through an outage this year, say so when you book. It changes what we look at first.

Housing and access

The houses are large and the driveways are, too, so access is easy once we are through the gate. The visit needs to be cleared with the gate for that day; the guard will not take our word for the appointment.

Several kitchens in the community have been renovated inside their original footprint, which brings the usual retrofit questions — side clearance in a cutout that was sized for a narrower unit, a rear gap too shallow for a gas connection to make its turn cleanly. We measure before we quote anything that depends on the opening.
