On the ground
Palm Valley runs along the Intracoastal on the west side of Ponte Vedra Beach. It is the oldest-feeling part of the ZIP and the least uniform: houses from several different decades sitting on the same road, some on the water and some well back from it.
What decides a call on this side
The ocean is far enough away, with enough between, that the direct salt load drops off. Corrosion is still part of the picture — it is on this coast — but it is no longer the thing that decides how long a kitchen lasts.
The spread of eras is. Two houses on the same road can be thirty years apart, and each appliance was fitted to whatever was already behind the cabinet at the time. So the first half of a diagnostic out here is usually not the appliance at all. We check that a range has an accessible shutoff and a gas connection that makes its turn without a hard bend, and that an electric cavity has the dedicated circuit it expects rather than one that was adequate for whatever was in the hole in the early nineties.
Platform matters as much as age. On an all-gas oven, “it runs cold” starts at the igniter, because the igniter has to draw enough current to open the safety valve — which is why a weak one can glow convincingly and still never let gas through. On a dual fuel or an electric cavity, the same complaint starts at the element, the relay that feeds it and the sensor that reports back. Identical sentence from the customer, two completely different check orders, and which one applies is written on the rating plate rather than in the symptom.
Mixed housing stock, mixed problems
Because the houses span decades, so do the jobs.
Older houses along Roscoe and the river side often have kitchens that were enlarged rather than rebuilt, and appliances dropped into cutouts that were sized for something else. The classic finding is a rangetop opening a fraction narrow at one side, or a rear gap too shallow to let a gas connection make its turn without a hard bend. Neither shows up as a fault on day one. Both shorten the life of what is in the hole.
Electrical supply is the other age-related theme. In an older kitchen it is worth confirming that a modern cooking appliance has the circuit it expects before blaming its controls for behaving oddly, and that is a check we do before we quote a board.
Newer construction out here has none of those problems and all of the water problem.
Storms
The county sees roughly sixty-eight thunderstorm days a year, and this side of Ponte Vedra Beach has the overhead runs and the tree cover to go with it. Control boards rarely fail from cooking. They fail from an accumulation of brief supply disturbances, each of which appeared to do nothing at the time.
Access and timing
Palm Valley Road and the residential lanes off it are slow, and the bridge and school traffic around the middle of the day is real. We build that into the window rather than promising a time we would miss. Most properties are ungated with easy driveway access, which is a change from the rest of the ZIP.
What we do here
Steam ovens first — fill valves, level sensing and drain paths. Then the gas side of ranges and rangetops, where the failures are ordinary rather than corrosive: fouled igniters, blocked ports, air-shutter and orifice problems that show as a yellow, lazy flame. Then wall ovens.
